- Be on time if you are going to be at the showing
If you are going to be at the showing, make sure that you are on-time, usually buyers/prospective tenants have many showings lined up one after another and if you are not on time, it would impact their schedule.
- Make sure property is clean from the inside out and there is no clutter around
This should go without saying, but many times properties are not in the shape where prospective buyers/tenants would like to step in, let alone buy/rent it.
- If you have pets, take them outside before showing or move them in a safe location
Not everyone loves pets, some people are even allergic to cats and dogs, if you have pets, make sure you have shared that information before the showing, so buyers/prospective tenants can decide if they would like to see the property. This will save everyone time and hassle.
- Remove any foul smell from the property by opening windows or by taking other measures
Pet and food smell can be a huge turn off to some people, make sure to open windows before every showing to make sure that any foul smell is removed from the property.
- Stage your property if it is vacant
Research shows that vacant properties do not sell as fast as occupied properties. If you can afford to stage it, it will give you a better return on your investiment than your current CD.
- Let buyers/prospective tenants roam around the property on their own, so they can discuss the property freely with their relatives or agents
If you are with buyers/prospective tenants all the time during the showing, they will not feel free to check out the property as they would like to, so make sure to let them roam around on their own.
- Encourage buyers/prospective tenants to ask questions
This may feel unnecessary, but most of the buyers/prospective tenants usually do not ask questions, you should encourge them to do so, so there are no assumptions or confusions.
- Try not to praise your property too much
This should go without saying, if you praise your property too much, it may annoy the buyers/prospective tenants and they may not even look at the property at all.
- Before buyers/prospective tenants leave, let them know that there will be an email sent to them to get feedback on the property
